Every OBM deck starts with properly engineered footings below the frost line. In most of Michigan, that means 42 inches deep. Footings that do not reach below the frost line will heave and shift, cracking your deck structure. We do not take shortcuts on what you cannot see.
We build with both pressure-treated lumber and composite decking materials. Composite decking offers lower maintenance and longer lifespan but costs more up front. Pressure-treated wood costs less initially but requires annual maintenance. We present both options with honest cost comparisons so you can make an informed decision.
Structural connections matter as much as the decking surface. We use stainless steel or exterior-rated hardware at every connection point — post bases, beam-to-post connectors, joist hangers, and ledger attachments. Every piece of hardware is specified in our proposal because fastener failure is a leading cause of deck collapses.
For elevated decks, we engage structural engineering to design the framing system, specify hardware connections, and produce an engineered plan set for permit review. Elevated decks are structural systems that require professional engineering — not rules of thumb.
